In Hyderabad’s expanding real estate market, prospective homebuyers are frequently targeted with enticing promotional offers: "Pre-Launch Special," "Expression of Interest (EOI)," or "UDS (Undivided Share) Scheme." Marketed across fast-growing corridors like Tellapur, Kompally, Bachupally, and Mokila, these schemes promise luxury 2BHK and 3BHK apartments at 20% to 35% below prevailing market rates.
However, purchasing a flat through a UDS pre-launch scheme swaps a temporary price discount for severe financial and legal exposure. The Telangana Real Estate Regulatory Authority (TG-RERA) has declared all pre-launch sales in unregistered projects illegal under Section 3 of the RERA Act, imposing heavy multi-crore penalties on defaulting developers.
When a buyer purchases an unregistered UDS flat, their money sits outside statutory escrow safeguards, rendering them an unsecured creditor holding a fractional piece of agricultural land rather than a guaranteed residential apartment.
