One of the most confusing and misleading aspects of purchasing an apartment in India is the terminology used to describe square footage. A buyer is quoted a "spacious 1,500 sq. ft. 3BHK," but upon moving in, discovers that the actual livable room area feels closer to 1,000 sq. ft.
Historically, developers marketed properties based on an undefined, inflated metric known as Super Built-Up Area (Saleable Area), adding common staircases, lift lobbies, clubhouses, and swimming pool areas onto the buyer's cost sheet through an arbitrary "loading factor."
To protect homebuyers from paying for phantom space, the Real Estate (Regulation and Development) Act, 2016 (RERA) established a legally binding definition of Carpet Area under Section 2(k). Real estate developers are now legally mandated to sell, price, and register apartments strictly on the basis of RERA Carpet Area.
Understanding how to calculate RERA carpet area, determine the developer's loading percentage, and evaluate the true cost per usable square foot is essential before signing any property agreement.
