The era of the unorganized, casual real estate middleman in India is coming to an end. State real estate regulatory authorities across India—spearheaded by UP RERA and MahaRERA—are actively enforcing strict compliance protocols, mandatory professional certifications, and recurring quarterly disclosure requirements for real estate agents and channel partners.
Under its statutory guidelines, UP RERA issued formal compliance directives mandating all registered real estate agents, directors, partners, and sales personnel to complete a compulsory 4-day professional training and certification curriculum by December 31, 2026. Furthermore, authorities have made it mandatory for real estate agents to submit quarterly returns via Form REG-9 within 15 days of the end of each quarter, detailing all developer partnerships, transactions closed, and employee certification statuses.
Simultaneously, consumer behavior has undergone a profound transformation. Fatigued by unsolicited cold calls and misleading property renders, modern homebuyers demand spatial clarity, verified documentation, and transparent property walkthroughs before dedicating time to physical site visits.
