The urban footprint of the National Capital Region (NCR) is undergoing its largest planned expansion in three decades. To accommodate manufacturing overflow and industrial demand that existing Noida and Greater Noida can no longer absorb due to land scarcity, the Uttar Pradesh government and the Noida Authority have approved the New Noida Master Plan 2041, officially designated as the Dadri-Noida-Ghaziabad Investment Region (DNGIR).
Spanning 209.11 square kilometers (approx. 21,000 hectares) across 84 listed villages in Gautam Buddha Nagar and Bulandshahr districts, New Noida is roughly equal in size to Noida and Greater Noida combined.
According to notifications from the Uttar Pradesh Industrial Development Authority (UPIDA) and regional tracking by Magicbricks Research, the authority has initiated Phase-1 land acquisition across 37 priority villages at a direct compensation rate of ₹4,300 per square meter. With a dedicated 16-kilometer expressway link connecting New Noida directly to the operational Noida International Airport at Jewar, DNGIR is positioned as North India's premier multi-modal manufacturing and logistics capital.
