One of the most frequent sources of post-possession litigation across Mumbai, Pune, Thane, and Navi Mumbai involves car parking allocations. Homebuyers often pay substantial sums—ranging from ₹3 lakh to ₹15 lakh—expecting a dedicated, accessible parking slot, only to receive unallocated open ground, cramped mechanical puzzle-stack systems, or bays obstructed by structural pillars.
To establish transparency, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has enforced comprehensive directives under Circular No. 36/2021, Order No. 54/2024, and updated 2026 compliance mandates. These regulations establish that open parking spaces cannot be sold for commercial consideration and that every allotted covered, stilt, or basement parking bay must be explicitly marked with dimensions and bay numbers in the registered Agreement for Sale.
