India’s commercial real estate landscape is experiencing a massive structural expansion driven by supply chain formalization, government manufacturing incentives (PLI schemes), and the explosive rise of rapid urban delivery. Beyond traditional commercial office spaces, the Industrial and Warehousing sector has emerged as one of the most profitable, resilient real estate asset classes in the country.
According to the latest Logistics & Industrial MarketBeat Report published by Cushman & Wakefield and national leasing tracking by Knight Frank India, gross warehousing and industrial leasing across India’s top eight metropolitan markets reached a historic record of 36.2 Million Square Feet (MSF) in the first half of 2026, representing an 18% Year-on-Year expansion.
Warehousing leasing accounted for 67% of total activity, while industrial shed leasing for manufacturing surged by 36% YoY to nearly 12 MSF, driven by Third-Party Logistics (3PL), automotive engineering, electronics assembly, and quick-commerce fulfillment networks.
