India’s residential property sector is navigating a distinct structural divergence. Following three consecutive years of strong capital appreciation and record-breaking project launches, recent market data from premier real estate consultancies reveals that the market is transitioning from an across-the-board expansion into a selective, value-driven phase.
According to research published by Knight Frank India and detailed industry reporting by ET Realty, residential sales across India’s top eight metropolitan cities reached over 1.71 lakh units during the first half of 2026. However, total unsold housing inventory rose by 4% year-on-year to cross 5.25 lakh units. Crucially, this unsold stock is concentrated in specific segments: premium and luxury housing inventory jumped by 43%, while affordable housing availability shrank to multi-year lows.
