Urban commuting in Mumbai has historically been dictated by geographical barriers. The expansive Sanjay Gandhi National Park (SGNP) effectively bisects the city, forcing thousands of daily commuters traveling between the Western Suburbs and Eastern Suburbs onto the chronically congested Jogeshwari-Vikhroli Link Road (JVLR) and Ghodbunder Road.
This connectivity bottleneck is being eliminated by two transformative infrastructure projects: the 12.2-kilometer Goregaon-Mulund Link Road (GMLR) featuring twin underground tunnels beneath SGNP, and the Mumbai Coastal Road Phase 2 (Versova to Dahisar/Bhayandar).
According to infrastructure tracking by the Brihanmumbai Municipal Corporation (BMC) and residential market data from Knight Frank India, property prices along the GMLR and Coastal Road influence corridors have appreciated by 18% to 32% over the last 24 months. By compressing travel times between Goregaon and Mulund from 75 minutes to just 20 minutes, these corridors are establishing a unified, high-velocity suburban property market across Mumbai MMR.
