India’s most ambitious greenfield smart city project—the Dholera Special Investment Region (SIR) in Gujarat—has officially transitioned from a visionary master plan into a high-growth industrial and real estate reality. Spread across 920 square kilometers along the Delhi-Mumbai Industrial Corridor (DMIC), Dholera is anchored by the ongoing construction of India’s first commercial mega-semiconductor fabrication plant by Tata Electronics, representing an investment of ₹91,000 Crore.
According to project data released by the Dholera Special Investment Region Development Authority (DSIRDA) and industrial research tracked by Knight Frank India, commercial and residential plot values inside sanctioned Town Planning (TP) schemes have appreciated by 20% to 35% annually over the last two years.
With the Ahmedabad-Dholera 4-Lane Access-Controlled Expressway nearing completion and trial runs commencing at the Dholera International Airport, institutional investors, industrial conglomerates, and retail land buyers are evaluating prime corridors across Town Planning Schemes 1 through 6.
