Urban mobility and peripheral land appreciation around Bengaluru are being reshaped by the largest ring-road corridor in Southern India: the Satellite Town Ring Road (STRR / National Highway 648). Developed by the National Highways Authority of India (NHAI) as a 280-kilometer mega-ring expressway, the crucial 144-kilometer eastern and northern arc connecting Dobbaspet to Hosur via Doddaballapura, Devanahalli, and Hoskote is entering full commercial operation.
By providing a continuous, high-speed bypass for interstate logistics and commercial freight traffic travelling between Tamil Nadu, Karnataka, and Maharashtra, the STRR eliminates the need for heavy vehicles to enter Bengaluru’s congested urban core.
According to regional infrastructure studies and real estate tracking by Knight Frank India, land prices and plotted development demand along the STRR corridor have appreciated by 35% to 65% over the last 24 months, turning peripheral towns into major residential, industrial, and warehousing hubs.
