Daily commuting in South Bengaluru has undergone a permanent transit transformation. The operationalization of the 18.8-kilometer Namma Metro Yellow Line (Reach 5)—connecting RV Road in Jayanagar directly to Bommasandra via the infamous Central Silk Board junction—has integrated one of Asia’s largest technology hubs, Electronic City, into the city's rapid rail network.
By providing a signal-free, 35-minute rapid transit alternative to the gridlocked Hosur Road and Silk Board intersection, the Yellow Line has reshaped residential absorption patterns across South Bengaluru.
According to research published by JLL India and market tracking by The Economic Times, residential capital values in Electronic City and surrounding micro-markets have appreciated by 20% to 45% over the last 24 months, with gross rental yields climbing to 4.5% to 5.2%—establishing the southern tech belt as one of Bengaluru’s highest-performing residential rental corridors.
