BBMP e-Khata Mandatory from July 1: How to Download in 2 Mins Before July 31 Deadline
If you own a flat, plot or building in Bengaluru, July 1, 2026 changed your paperwork forever. BBMP has made e-Khata mandatory for all properties under its limits — and from July, you cannot even apply for a building plan approval without entering your e-Khata / e-property ID number and uploading the e-Khata.
This is not a future rule. Deputy CM DK Shivakumar confirmed 5.34 lakh properties have been brought under the ongoing e-Khata drive, and BBMP has already processed 2.75 lakh e-Khatas since launching the system in October 2024. Another 50,000 applications for new Khatas are pending priority clearance.
And there's a second deadline: July 31, 2026. That's the last day of the One Time Settlement (OTS) scheme for ∼5 lakh khata-less properties that were not paying property tax. Pay by July 31, save huge penalty and interest.
What is e-Khata and why is it now mandatory?
e-Khata is the electronic version of your manual Khata certificate. It's a digital property record available online — you can apply, download, and verify without visiting BBMP office.
From July 1, BBMP made it mandatory for:
All properties under BBMP — for property tax, ownership proof
Building plan approvals — you must enter e-Khata number in the online software and upload e-Khata to get approval
What you CANNOT do without e-Khata now
Get building plan approval for new construction / addition
Complete property registration — CREDAI Bengaluru said mandatory implementation has hit registrations and caused distress to buyers due to delays
Sell property — buyers and banks now ask for e-Khata, not just manual Khata
Avail OTS tax benefit after July 31

3.75 lakh owners owe BBMP ₹700-800 crore in unpaid tax. BBMP opened a special window:
If you never obtained Khata, you were not in tax system
Apply online for OTS — BBMP will give provisional tax number
Pay property tax using that number by July 31 — you save entire penalty + interest
After July 31, full penalty applies
Common e-Khata issues in July 2026 and how to fix

Missing co-owner details: Fix: Re-apply with joint sale deed and both PANs
Size inaccuracies: Fix: Attach EC, survey sketch, and manual Khata
Application stuck: 50k pending — visit ward office if >15 days
