Buying or selling a property in Bengaluru has undergone its most decisive digital transformation in decades. The Bruhat Bengaluru Mahanagara Palike (BBMP) and the Karnataka Department of Stamps and Registration have integrated the municipal property database with the state’s property registration software, Kaveri 2.0. Under this unified framework, a verified digital e-Khata generated through the BBMP e-Aasthi portal is a mandatory prerequisite for registering any property transaction.
Sub-registrar offices across Bengaluru Urban and Rural districts now enforce strict automated validation. The Kaveri 2.0 system automatically blocks any sale deed registration, gift deed, or title conveyance if the unique Property Identification Number (PID) is not linked to a verified, digitally signed e-Khata. For homebuyers, resale purchasers, and property owners, securing and verifying an e-Khata is no longer a post-registration formality—it is the very first check required before signing an agreement or paying an advance.
